Maintenance Supervisor

Title: Maintenance Supervisor - Village based

Location: Retirement Village

Responsible to: Village Manager/Facilities Manager

This is a summary of the role

Job Role

To deliver a value for money, quality driven and customer focused maintenance service.

To supervise operatives employed to carry out cyclical, preventive and responsive maintenance work.

To have an empathy with older people as you will be working regularly with them to continually improve the maintenance service.

To manage the annual responsive repairs budget and to assist in determining the planned and F&E budgets for the village.

Main Duties

Supervise the day to day work of the Maintenance Operatives.

If working at a village within the first 12 months of opening, manage any maintenance issues that arise with the support of the main build contractor.

Deliver a cyclical maintenance program to comply with all H&S regulations and ExtraCare best practice requirements.

Ensure responsive repair work requests are allocated a job priority and attended to within defined timescales.

Deliver a responsive repairs service striving for high Right First Time achievement

Maintain a pc record all responsive repairs undertaken and generate KPI’s.

Check the quality of the work undertaken by the maintenance team.

Manage the work of contractors visiting site.

Manage risk assessments and method statements produced by our own maintenance team and those submitted by contractors.

Communicate with our customers via the Residents’ Association representatives, monthly meetings and on a one-to-one basis.

Work closely with residents to overcome any complaints received.

Deliver staff and volunteer training in the workings of the building.

Attend H&S and other subject meetings with the Village Manager and Development Director.

Keep the village asset register correctly updated.

Other Duties

You will be required to remain up-to-date with all statutory and mandatory training as determined necessary by the Charity.

You will be required to be flexible regarding hours of work and provide an out of hours call out or advice service for evenings/weekends, annual and Bank Holidays supported by your site maintenance team.

Health and Safety

To take responsibility for all aspects of Health and Safety in your location ensuring ExtraCare’s Health and Safety Policies and Requirements are fully implemented, monitored and adhered to at all times by all staff, including COSHH regulations and to be alert for hazards for self, other staff, residents and visitors and take remedial action immediately.

Other Responsibilities

To be fully responsible, conversant, and compliant with all ExtraCare’s policies and procedures, ensuring they are communicated to all staff along with any changes which may be implemented from time to time.  To ensure that all staff comply with any policies and procedures in place, at all times.

Any other duties as required from time to time.

This post may be subject to a satisfactory enhanced DBS disclosure where applicable, two satisfactory references, medical clearance and Home Office right to work clearance.
